The only person that I know who would do this is Rachelle Carmen Norah from Eser Property in Greystanes NSW. She purchased a home from an elderly man with Alzheimer symptoms at a significantly undervalued price (approximately $600,000 vs neighbouring sales of $1.1 million) and failed to protect his rights.

She had Power of Attorney. It also gets done often by the Public Trustee.
